Traced from the cadastral site plan — sheet 89. Via di Valle Ricca is parcel 41: its side and alignment come from the cadastral map, the distance from the boundary is not dimensioned. The vehicle gate is not drawn.

01 — Location

Location

The estate sits on Via di Valle Ricca, in Settebagni, in the northern quadrant of Rome. The Via Salaria is around 2 km away, linking directly to the Grande Raccordo Anulare ring road and the motorway network. Heavy vehicles reach the park without crossing residential fabric.

02 — The main building

The main building

The building on plot 118 is a continuous span divided into nine adjoining units with an internal height of 11.30 metres — industrial shed height, not warehouse height. Each has its own drive-in door and frontage onto the internal yard, which is not leftover space but a registered cadastral subunit, no. 512 of the same plot. Occupiers can take a single bay or combine two adjoining ones.

03 — Use classes

Use classes

Seventeen units are registered in class C/3, workshops for arts and trades — the use that defines the park. A C/1 retail unit with street frontage, two A/10 offices and a D/1 industrial building complete the estate.

04 — The land

The land

Around the buildings the company owns four parcels in the land register — sheet 89, parcels 18, 19, 105 and 107 — totalling 86,122 sqm of arable land and pasture. This is a separate area from the buildings, not another reading of the same square metres.

05 — Planning status

Planning status

The site is fully serviced and connected to utilities. Six units are registered in class F/2: four of them, on plot 120, were recorded as “under construction” until May 2014, when the register reclassified them. They are unfinished structures rather than ruins, and they form the estate's reserve of floorspace. Cadastral and planning documentation is available on request to qualified parties.
